We used stone as skirting and for the base of the porch columns. The porch columns lend to the rustic aesthetic of the home because they are thick and heavy. A: The total area of the house is the heated footage (2974) + garage footage (846) + porch footages (575) = 4395 total footage under roof. We cannot say with certainty that the plans will meet all the requirements for Mecklenburg County. The plans are designed for International Residential Code 2018 edition. However, some counties/municipalities require additional information above and beyond this code such as engineered drawings, structural load calculations, mechanical drawings, etc. If required, these items must be obtained locally by means of working with a local designer or engineer to modify the drawings to meet the requirements of your area. You will need to contact your building official to inquire about what information is required. We do offer CAD files which will make it easier for a local engineer to modify the drawings in the event that you need additional information on the plans.
